Excel Management Associates

Excel Management Associates has taken over accounts receivable, accounts payable, and the many other duties that need to be performed on a regular basis. They are already involved in the enforcement of the deed restrictions and will provide the board with a monthly report.

If you see something that involves lake maintenance, landscaping, or any other items that need attention please call Excel Management to have the problem taken care of. There telephone number is listed above.

Maintenance Fees

As of 1-31-08 there were still 16 home owners who had not paid their maintenance fees. This is quite a few more than last year. The final date before the list is forwarded to our attorney for action is 2-29-08.  If you need to make arrangements for your payment please call Excel Management.

Lake Report

The condition of the lake is good considering the low level of water. Southern Weed Control continues to treat the few spots that have algae and also continue to add blue dye to the water  to control the algae growth. If you notice something with the lake that needs attention please call Excel Management.

Landscaping

The board has received bids to replace the two palm trees on Balgowan that were hit by lightning several months ago. The dead trees will be removed and new trees planted.

Some time this month Groundskeeper will be fertilizing the palm trees in the rear of the homes and they will trim any palms that they can reach from the ground.

If you have any questions about the landscaping please call Excel Management.

Crime Report

Officer Juan Rodriguez reported to the Board that there were no reports of crime inside our guard gated area except for one minor theft over in the single family home area.  Outside of our guard gated area but in Miami Lakes there was a home invasion robbery that occurred at 2:30 in the afternoon.  Please remember to keep your doors locked for your own safety.

Drainage Project

The drainage improvement project which was started a few weeks ago is scheduled to be completed by July 2008.  The parks that they are using as a staging area will be will be redone and new playground equipment will be added for the kids. All of the streets will be repaved and striped. If you have any concerns you can call Public Works Department at 305-364-6100.

Reminders

If you plan to make any changes to the exterior of your home, these changes need to be approved by the Board. Failure to get approval can be costly.

Boats, rvs, trailers, commercial vehicles and jet skis can not be parked overnight at Lake Carol unless they are kept inside your garage with the door closed. Basketball backboards are not allowed either.

Garbage cans, recycle bins, ladders and other equipment can not be kept outside of your home. Recycle bins and garbage cans can only be put outside your home the night before pick up and the containers must be put back inside the same day as pickup.

Most of the above reminders are part of the Town of Miami Lakes code and enforcement officers are driving around neighborhoods looking for violations of the code
