New Board for 2008

At the annual homeowners meeting on December 4^th the following homeowners were elected to the board for 2008: Tim Daubert, Mike Fischer, Don Rowell, Nancy Farres, Renard Amaro, Sandy Phagan, Meylin Hechevarria, and Robert Morales.

We want to thank Gerald Wilken, who stepped down from the board, for all the hard work he has given to all of the homeowners the past five years. His job as treasurer is always the most time consuming job on the board.

Hiring of Management Company

At the December board meeting the members of the board voted to hire Excel Management Associates to manage all aspects of our homeowners association. Representatives from two management companies explained their proposals and answered questions by the board members and the homeowners who attended the meeting.

Excel will take over the accounts receivable and accounts payable accounts but will not be able to sign checks. They will prepare balance sheets, delinquency notices, attorney’s progress, general ledger, and any other necessary reports. They will also send out notices regarding the enforcement of deed restrictions. They will be the contact if you have problems with landscaping, lighting, lake maintenance, or drains.

They will be taking over on January 1^st pending the final negotiations on the contract wording which will be reviewed by our attorney. There will be more information in the January newsletter.

We Have a Web Site

Thanks to Ray Vaughan, Lake Carol now has a web site. The web site address is Lakecarol.org. The site has only been up for a few days but material will be added as time permits. Already set up is the ability to report a lighting problem through the site or you can send an email directly to: Lights@lakecarol.org. For homeowners who do not have a computer or prefer to report a problem by telephone you can still call any Board member.

Dog Walking

At the last Board meeting several home owners mentioned that some home owners are letting there dogs out without being on a leash and letting the dog do their business on the rocks around the mail box and the rocks along the perimeter wall. Dogs must be walked outside the perimeter wall. If your dog makes a mistake please pick up after your dog.

Christmas Scrooge

A homeowner on Breckness had their inflatable Christmas decoration stolen this week. If you have any type of decorations you might want to take some kind of precaution to prevent theft.

If you have not had a chance to walk around Lake Carol the Christmas decorations are really beautiful. If you live on the lake and have a boat you will also see more lights on the rear of some of the homes.

Treasurer’s Report

Our outgoing Treasurer, Gerald Wilken, reported to the Board that we should end the year with a surplus. He also mentioned that the invoices for the 2008 maintenance fees should be in the mail within 10 days.

Lake Report

Mike Fischer reported that our maintenance company cleaned all of the fountains and added more copper to treat the algae that still exist in a few small areas. During this coming year some of the electrical cables will need to be replaced.

Landscaping

Our landscaper in the next few days will be planting poinsettias at the entrances to our community that have planters. This month they will also be planting fertilizer spikes around the palm trees in the rear of the homes. Burying the spikes is necessary to prevent the fertilizer from running off into our lake after a rain and causing more algae.
